Still at the early stages of the planning process, there is a proposal for student flats at Lutton Court being noted at the Planning Development Management Committee on Wednesday. From the report:
The application site extends to 0.377 ha (0.93 acres) site and is situated between Lutton Place and Bernard Terrace. This is a predominantly residential area which is characterised by four storey tenements. There is also a five storey office next to the site on Bernard Terrace and the nearby King’s Hall on South Clerk StreetThe site is a former printing works which more recently traded as Lutton Court Business Centre. It contains eight workshop units. There are four units within a traditional stone villa and adjoining single storey building on Bernard Street. The other units are in modern single storey business units at the rear. These units front onto an open service yard/parking area. Vehicular access to the yard is via Lutton Place.The site lies within the Southside Conservation Area. There are no listed buildings within or adjacent to the site. There are mature trees adjacent to the southern boundary of the site at the rear of the properties on Lutton Place. . . .
The proposal is likely to come forward as a detailed application for the erection of student residential accommodation with associated ancillary uses and open space. It will include the demolition of the existing business units which will require Conservation Area Consent. No details of the development including student numbers have been provided at this stage.
